Bluechip Cape developer takes R226m stake in Simbithi

Bellandia, the 38-year-old Cape residential property developers, has launched a R226 million project at Thompson's View, Ballito Bay on the KZN North Coast

Capitalising on the success of what Bellandia MD, Drew Danford, regards as "one of the best conservation oriented projects we have ever seen", Bellandia has bought a 6,34 hectare sea-facing site in Simbithi Eco Estate - and on it will erect 184 contemporary apartments with light filled open plan interiors designed to be "the ideal home for young or old".

The 480 hectare estate, a long-term development by the land owners in partnership with construction giant, WBHO, is sited within 300m of the famous Thompson's Beach, named after the SA surf champion, Shaun Thompson. Simbithi aims to offer "a total outdoor experience" which includes fly fishing (in 20 dams), riding, mountain biking, hiking, tennis, golf (on an 18 hole course designed by Peter Matkovich), an adventure playground and, of course, surfing and swimming at the beach.

These recreational activities will be enhanced by a clubhouse with a restaurant and bar, and by a preschool facility for small children.

Comprehensive round the clock security throughout the estate is ensured by regular horse patrols and full perimeter fencing. These enable residents to live a carefree life in the knowledge that they and, more importantly, their children can hike and picnic anywhere on the estate.

"It would not be an exaggeration to say that Simbithi is the perfect chill-out retreat," said Helen Harding, Bellandia's Marketing Director. "The rolling grasslands, rivers and dams make it as beautiful and peaceful as any reserve in SA - and the strict limitation on development and conservation rulings will ensure that it maintains its charm in perpetuity."

Bellandia's recently launched project will consist of six three storey blocks on a slope steep enough to ensure that all residents can enjoy the sea views. The front facades will be fully glazed and given balconies to make the most of these views.

Bellandia's architect, Michael Tod, has allowed for a comprehensive range of accommodation, from 80 square metre one-bedroom bachelor loft pads to 174 square metre double volume three bedroom apartments. Prices start at R740 000 and rise to R1,9 million.

At the launch, buyers signed for 40% of the units in phase one and Harding expects this phase to be 100% sold out by the end of September.

"We believe," said Harding, "that our project will set a new benchmark in Kwazulu-Natal coastal developments."
